COMMITMENT TYPING

Our team will prepare a detailed title commitment based on review of the title exam, attorney notes, contract, title order, and other pertinent information listing all requirements and exceptions needed to issue title insurance at closing.

Our title commitments include the schedule A commitment section, consisting of commitment date, vested interest, current owner, chain of title, proposed insured, and property description. Schedule B exceptions including plat or survey exceptions, protective covenants, easements, encumberances, liens, encroachments, and any other item or matter that may not be covered by a title insurance policy are included in our commitment typing as well.
